Default minimum stay: 2 nights. Select your arrival date to see the applicable minimum.
Cancellation · fewer than 28 nights
Cancel at least 5 days before check-in for a full refund. Cancel less than 5 days before check-in, before your stay starts, for a 50% refund of the accommodation charge and a full refund of the cleaning fee.
Cancellation · 28 nights or longer
Full refund if cancelled within 48 hours of booking and at least 28 days before check-in. Otherwise, the first 30 days of the stay are non-refundable. Your quote will confirm the applicable cancellation terms before payment.
Damage deposit
A £250 damage deposit is reserved on your card through a third-party deposit provider one day before check-in. The hold is released within 7 days after checkout. This is arranged separately from your accommodation payment. We will confirm the provider details and secure authorisation instructions before arrival.
House rules
No smoking or parties. Pets require prior written approval and an additional pet fee, confirmed in your quote before payment. Keep pet hair and mess under control and leave the property as clean as at check-in. Additional cleaning beyond our standard turnover clean due to pet hair, mess or odour is charged at £30 per hour for the additional time required. Damage is assessed separately based on reasonable, evidenced costs.
Guest pricing
The base nightly rate covers 6 guests aged 3+, with adults included first. Additional adult charges vary with your dates and are shown in your quote. Additional children aged 3–16 are charged at 75% of the applicable adult rate. Children aged 0–2 stay free. All guests, including infants, count towards the maximum of 10. Use each child’s age on the check-in date. Your quote confirms applicable rates and discounts.

Guest numbers
Only the guests named in the booking confirmation may stay at or occupy the property. Additional guests or visitors require prior written approval and must not exceed the permitted occupancy. If this rule is breached, you may be responsible for reasonable, evidenced additional costs directly caused by the breach, such as additional cleaning or damage. We will explain the costs and provide supporting evidence before requesting payment. We will not charge twice for the same loss. We may require unauthorised guests to leave. For a serious or repeated breach, we may end the stay after giving a reasonable opportunity to resolve the issue where appropriate. Any refund for unused nights will take account of reasonable, evidenced losses and your statutory rights.
Your total quote includes the cleaning fee and any agreed pet fee. Review your booking terms before paying. These terms do not affect your statutory rights.
